We think these are ok to record as they are. Using the original legals makes sense from a consistency perspective, e.g. these are the same legals that are attached to the ordinances. And naming a current and prior property owner wouldn't hurt anything either. If everyone is ok with that, all that would need to be done is have the City Clerk sign and seal and record them. On the County's website it indicates the tax bills go out on November 1, so our thought is that getting them recorded this week would be best. Happy to discuss as needed.

Attached are the revised assessment spreadsheets for the Brush Creek and Brink Meyer NIDs. Parcel # 20-4.0-19-000-000-006.003 (45 Park Place, LLC) is not in the Brush Creek NID. You may recall that there was a discrepancy with the legal description and the parcel numbers being reported by the County. The parcel numbers have changed since the assessments were originally noticed. Upon advice from bond counsel (Rick), we agreed to strictly limit ourselves to assessing only those properties that were properly noticed, even if that means that the 45 Park Place property boundary for Brush Creek does not match the boundary for Brink Meyer. This parcel is not in the title reports due to my error. I forgot about this issue and only sent the parcel #s for Brush Creek. It's an easy enough fix to have the title company add this parcel to the reports.

I can't explain why 20-4.0-19-000-000-016.002 is not in the title reports. It's the only delinquent parcel in Tract 6, so I may have inadvertently left it off the list for the title company. Again, it's easy enough to have them add it.

Attached are Word versions of the notices to be sent to Chris Williams, along with pdf files of the legal descriptions to be attached to the final signed notices to be recorded.

Other than the properties covered by the title reports you forwarded, the «grantor» names and addresses on the Brush Creek NID are consistent with what was shown on the 2014 real estate tax statement. I left Vertical Ventures III, LLC on the list of grantors because the title reports showing ownership in Grounded Properties, LLC did not include one parcel previously held by Vertical Ventures. I've attached a copy of the 2014 tax statement for that tax parcel.

Also, you should pass along to Chris that there is one tax parcel that is held by 45 Park Place, but was not covered by any of the title reports that we were sent. I've attached a copy of the 2014 tax statement for that tax parcel, as well. On this one, the tax statement includes the special assessment for the Brink Meyer NID, but not for the Brush Creek NID, which would have been an additional $1,894.49, according to the assessment summary in our file. I don't know what they can do about that now, but they need to make sure the 2015 tax bill goes out correctly.

I have all the back-up for this in my office. Please let me know if you need any of that, or if you want to visit about this before forwarding it to Chris.
