In addition to the updated FAQs, I suggest the following canned response to all inquiries about the development.

An initial development proposal has been submitted to the City with plans for three of the quadrants of the Interstate 435 - Highway 45 interchange. The fourth contains a lake, and is thus not suitable for development. This is just the beginning of a lengthy process with multiple public hearings with opportunities for City of Parkville residents and nearby neighbors to listen and watch (on the Internet if you cannot attend in person) to see what the developer proposes. There will be opportunities for people to express any support or concern about the proposed development. There are a number of hurdles the developer must clear, with Planning & Zoning, City staff, and the Board of Aldermen.

The proposal includes residential development on the southeastern part of the property, with retail in support of residences, such as restaurants, storefronts, and possibly a grocery store. The southwestern part of the property (west of I-435) will be industrial-commercial. The northwestern part of the property will contain seven competitive baseball fields, high quality hotels to house the baseball tournament participants and families, some additional retail, and some residential lots.

A substation for City services has been discussed to accommodate the additional needs.

Why are you building more apartments when all those apartments: The Denton, Burlington Creek, Northland Passage, and the brand-new ones all along 45 hwy are only half full?

And finally, ... my favorite - Why doesn't the City turn this area into a park?

Since most of these people are not Parkville residents, they do not have any elected representation and I am becoming bogged down with trying to reply to all of them. Do you have any suggestions on how to handle? I really don't want to ``hand them off to staff, which will inflame them only further.

It's clear they have been all given selected tidbits of the information regarding the development - no one has mentioned the baseball complex for example and they are all referencing motels. They are repeating similar comments regarding the developer and overall concerns with the development.

I have received s couple of voice mails regarding this development. Is it possible to translate them into written form to add to the emails and letters for the Plan Commission and the BOA to consider?
